This is a temp to perm opportunity. The role will go perm within 30 days for the right candidate
Summary: Interacts directly with prospective and current residents to achieve maximum occupancy. Acts as the Companys representative by conveying the benefits of the community. Oversees the leasing process from introduction to the actual occupancy of the resident.


Responsibilities:

Meet monthly leasing goal.
Answers phone calls from prospective residents, completes guest card info in computer software, schedule apartment showings, and follows up post visit.
Works patiently, professionally and cooperatively with residents and staff to market apartments to applicants.
With direction and support from Community Manager advertises apartments and holds open houses. Should understand trends and present new marketing ideas, feedback and recommendations. Posts craigslist adds multiple times daily.
Presents, with Community Manager, quarterly market surveys.
Oversees entire application process to include: intake, instruction and guidance in order to complete all associated documents. Takes deposits. Process application: credit/criminal check and employment verifications. Follows appropriate approval process to accept or disqualify applicant based upon pre:established criteria. Appropriately follows up with applicant based upon decision.
Upon approval, prepares lease packages and supplemental documents for new move:ins. CM to audit and execute lease. Schedules lease signing, conducts new resident orientation and assigns keys.
Maintains daily, weekly and monthly traffic reports.
Oversees lease renewals. Prepare lease renewals 90:days in advance. Sends out renewals and follows up with residents. Completes renewal process.
Attends property management and leasing meetings. Prepares occupancy and renewal status reports as required.
Coordinates resident welcome bags and card prior to move:in. Visits new residents and within 10 days completes move:in checklist.
Resident Referrals
Preserves and respects confidentiality of resident and applicant information.
Schedules appointments with Board of Health to obtain Occupancy Permits on turned over units.
Special projects and other
duties/responsibilities as maybe determined or assigned
Responsible for all social media postings : keeping them accurate and engaging
Responsible for monthly resident newsletters
Oversees all marketing outlets ie: ILS, marketing materials : print or tangible items, etc.

Qualifications:

Associates degree or equivalent is required.
Two years sales, customer service or leasing experience or equivalent is required.
Valid drivers license.
Proficient in Microsoft Office and Excel.
Must be highly motivated and able to work independently.
Ability to handle pressure due to complexity and time:sensitivity of tasks.
Possess excellent organizational and proofreading skills.
Strong attention to detail.
Friendly, energetic with strong interpersonal skills.
Proven phone and in:person sales skills.
Ability to be an active team member within the company.
Ability to preserve and respect resident and applicant confidentiality.
Professional demeanor and appearance to properly represent property portfolio.
Willingness to work evenings and weekends.
