Job Type: Full:time, salaried

Reports to: CEO
Annual Salary: 125,000 Base, plus performance:based bonus and company benefits
Under the direction of the CEO, the Director of Development (DD) will be responsible for coordinating all development activities starting from project selection and continuing through stabilization. Projects may include renovation of existing company assets, historic rehabilitation, and new construction of rental housing and commercial properties. Working with CEO and CFO, the DD will ensure that all projects are designed, financed and constructed in a manner consistent with company and owners goals, standards and underwriting guidelines. The position requires superb communication and organizational skills and is located in the administrative offices in Quincy.
ESSENTIAL FUNCTIONS INCLUDE, but are not limited to the following:
* Prepare for the Board and CEO as needed analysis and underwriting for new projects including feasibility studies, underwriting assumptions, construction schedules, hard and soft cost assumptions, operating proforma modeling, risk assessment and mitigation strategies.
* Maintain current market knowledge and provide data driven input to inform the strategic decisions and direction of the company.
* Generate and review all development proformas to identify risk profiles.
* Perform upfront due diligence for acquisition, rehab and new construction.
* Manage the entitlement process; prepare and give public presentations for civic approval and financing of projects.
* Oversee the design and engineering of projects, including value engineering.
* Oversee closing of all project related loans and financing instruments.
* Ensure appropriate legal review of all project related agreements and contracts.
* Select and negotiate with general contractors and professional service teams.
* Attend all development team meetings.
* Manage project budgets and completion schedules.
* Monitor construction progress and prepare progress reports for funding sources.
* Deliver project milestones, including C.O.s on schedule.
* Coordinate the projects transition from construction to occupancy and stabilization.
Perform other duties as the direction in other areas where the positions skills, knowledge and experience may be needed.

* Undergraduate and/or graduate degree. MBA preferred.
* Experience in all aspects of the development process, including planning, permitting, design, construction, underwriting, and finance for a minimum of 10 years.
* Proven ability to understand and negotiate all relevant types of relevant legal instruments including contracts, easements, term sheets, loan documents, joint venture agreements, municipal agreements.
* Strong research skills and ability to identify and compile information to develop and support investment decisions, and clear understanding of market demand drive
