Exciting opportunity for a property manager in Boston:
conventional/market sites. Performs duties normally associated with a supervisory position, such as hiring, training, evaluating and disciplinary counseling of leasing staff
:
Provides leadership in setting priorities and addressing workload or department issues and serves as coach and role model to foster a productive and effective work environment for team members.
:
Ensures that all leasing staff employs effective techniques and consistently follows established Company processes associated with the sales process. Assures proper data entry and tracking of prospect traffic and sales follow:up is consistently being completed.
:
Analyzes and monitors the community market conditions in order to anticipate market changes or trends that could affect the profitability of the community. Ensures accurate completion of the monthly competitive survey reports. Monitors all vacancies and Left:To:Lease in order to proactively address future occupancy.
:
Maintains an accurate and in:depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expirations, square footage, etc
:
Oversees, develops and participates in various leasing programs to ensure their success. Implementing residential retention and renewal programs.
:
Supports the overall marketing efforts and actively contributes input and suggestions to generate prospect traffic. Monitors the community advertisements and responses; assures online ads are consistently maintained and accurate.
:
Assures that the leasing office, property appearance and curb appeal is acceptable and apartments are ready to show to prospective residents.
:
Responsible for the leasing of apartments at an acceptable, determined percent of total prospects.
:
In accordance with Company guidelines, approves prospective resident applications. Collects security deposits, rent and all other funds associated with resident move:ins. Prepares, assists with completion of and ensures accuracy of all leasing paperwork, including new lease paperwork and required weekly marketing reports.
:
Maintains current resident files. Conducts mini:audits to ensure that current/accurate resident files are being maintained.
:
Becomes active in the local business community and develops a rapport with the residential community.
:
Participates and assists in training programs as requested.
:
Attends and assists with resident relations and social activities, such as newsletters, parties, etc.
:
Represents the Company in a professional manner at all times. Consistently maintains a professional, courteous attitude when dealing with residents, subordinates, coworkers and the general public.
Performs other duties as assigned.
