Job Description:/h3:
Plan, control, and direct the daily operations of multiple properties of 632 units, maintain positive resident relations, meet the financial objectives of ownership and management, protect the value and integrity of the real estate, and be responsible for all applicable regulatory standards and requirements. Act in a dual capacity: as a property manager, with direct management responsibility for a property or properties, and as a supervisor of Property Managers.
Essential Functions:
:Monitors property budget performance and prepares and/ or reviews monthly variance reports and reforecasts.
:Works with senior management to resolve financial issues.
:Conducts monthly financial reviews.
:Approves or disapproves all expenses which exceed the Property Managers authority level.
:Collaborates with senior management to establish appropriate rent levels.
:Ensures timely collection and deposit of all rents and other fees and initiates corrective and/or legal action as needed.
:Reviews rent schedules, scheduled rent increases, and renewals. Monitors each propertys recertification process including the completeness, accuracy, and timeliness of all recertifications.
:Tracks property tax reassessments, tax bill issuance, and the accuracy of the property tax rates.
:Works with Superintendents and Regional Maintenance Coordinators to implement all maintenance programs and controls to ensure that expenses are kept within budget.
:Oversees maintenance policies, plans, and procedures, including work order systems, purchase order systems, bidding requirements, preventive maintenance, inventory control, and turnover procedures.
:Demonstrates a comprehensive understanding of the: market area, site competition, and general market conditions.
:Works with the Director of Marketing to implement the companys marketing policies and procedures and to resolve marketing issues.
:Complies with Affirmative Fair Housing regulations and Equal
Opportunity/Affirmative Action policies, including federal, state, and local governing agency requirements.
Job Requirements:
:High School diploma required, Bachelors degree preferred.
:Minimum of 7 years experience in property management.
:Minimum of 7 years experience in
Certifications/Licensure: A current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
:Some properties may require employees to provide their own vehicle for business use. Mileage will be reimbursed
:Proficiency in Microsoft Office is required and Yardi or similar industry software is preferred.
:Professional certificates preferred: NAHP:CPL, SHCM, CAM, (MA : C3P), CGPM, RAM, ARM, NAA, NAMACompany Description:/h3:
